Draft pending legal review. This page describes how the site works today and the booking rules already published elsewhere on it, but it has not yet been reviewed by a lawyer and some details are still to be confirmed.
These terms cover the use of this website and the booking rules for the apartments we manage. Nothing is booked or paid for on this site: a reservation exists once we have confirmed it with you and received the deposit.
Who you are dealing with
This website is operated by [RAZÓN SOCIAL PENDIENTE]. We manage and rent apartments inside Residencial La Amada, in the gated Playa Mujeres development north of Cancún, Quintana Roo, Mexico.
Residencial La Amada, its beach club, pools, marina and golf course are operated by third parties. We are not the developer, the condominium association or the resort operator, and the amenities described on this site are provided by them under their own rules and schedules.
Prices and availability
Prices shown are per night, in US dollars, for the dates and party you select, and they come from our booking systems at the moment you ask. They can change until a reservation is confirmed. Where a second currency is shown, it is a reference conversion, not the amount charged.
The "from" price on a listing is the lowest nightly rate we have seen for that apartment, not a guaranteed rate. Availability is confirmed by us, not by this website.
How a booking is made
You send us the dates you want. We confirm the apartment is available and quote you a total. The reservation is held with a deposit of 10% of the stay, except in high season, and the balance is due on arrival. Until we confirm and the deposit is received, nothing is reserved.
Minimum stay
Three nights in low season. Five to seven nights over Christmas, New Year and Easter, depending on the apartment.
Changes and cancellations
Cancel more than 30 days before check-in and your deposit moves to new dates. Within 30 days of check-in the deposit is held against the reservation.
This is our own policy and it is the only cancellation policy that applies to a booking made with us. Terms you may have seen on Airbnb, Vrbo or Booking apply to reservations made on those platforms, not here.
House rules
Each apartment has its own rules — check-in and check-out times, maximum occupancy, smoking, pets and events — and they are shown on its page. The maximum occupancy is a limit set by the property, not a suggestion. Playa Mujeres is a gated community with 24-hour security, and access is subject to its operator’s rules.
Apartments for sale
Units listed for sale are offered by their individual owners. Prices shown are asking prices, in US dollars, and they change at the owner’s instruction. Nothing on this site is an offer, a binding quotation or a substitute for a notarised contract. Foreign buyers acquire through a Mexican bank trust ("fideicomiso"); the terms of any purchase are set out in the deed, not here.
Using this website
The text, photographs and design of this site are ours or licensed to us, and may not be copied for commercial use. Descriptions and photographs of each apartment come in part from the owner and from the channels the unit is listed on; we publish them in good faith but they can change.
We work to keep availability, prices and descriptions accurate, but we do not warrant that this website is free of error or always available.
Governing law
These terms are governed by the laws of [JURISDICCIÓN PENDIENTE], and any dispute is subject to its courts.
