Can a foreigner buy a condo in Playa Mujeres?
Yes. The coast is inside Mexico's restricted zone, so a foreign buyer holds the apartment through a fideicomiso — a 50-year renewable bank trust in which you are the sole beneficiary, free to sell, rent or bequeath the unit. Setup runs about $2,500 USD with an annual fee near $600.
What do the HOA fees cover?
Security and the gate, the private beach club, the five pools, the roof tops, the gym, the kid's club, elevators, landscaping and building insurance. The exact monthly amount depends on the unit; we send it with the rest of the numbers when we know which apartment interests you.
How long does a closing take?
Six to ten weeks from accepted offer. A notario público handles the deed, the trust permit comes from the Ministry of Foreign Affairs, and you sign in Cancun or remotely with a power of attorney.
What are the closing costs and annual taxes?
Budget 5% to 7% of the purchase price for acquisition tax, notario, trust setup and registration. Property tax (predial) on a two-bedroom is roughly $700 to $1,100 USD a year — low by North American standards.
Can I rent it out when I am not using it?
Yes, and that is what we do. Owners keep their own calendar, block the weeks they want, and we run the rest — pricing, guests, cleaning, maintenance — booking direct so there is no Airbnb, Booking or Vrbo commission on the nights we fill.
Is financing available?
Mexican banks lend to foreign buyers at higher rates than you are used to, so most purchases here are cash or financed at home.
