A long term lease here is a furnished apartment with a resort attached: you arrive with a suitcase, the maintenance fee is already inside the rent, and the beach club, the five pools and the gym come with the address.

Playa Mujeres is a private, gated resort destination at the northern tip of Cancún, and La Amada is the only residential condo complex inside the gate. That is what makes a monthly lease here unusual: the apartment is a real home — full kitchen, in-unit laundry, separate bedrooms, private terrace — but the address behaves like a resort, with 24 hour security at the gate and a team on property.

Every residence on this page is furnished and leased directly from its owner, with the complex maintenance fee inside the rent — the single line most people forget when they compare a condo lease with a house in Cancún. Electricity, water, gas, internet and housekeeping are metered or billed monthly, at cost and with no mark-up.

Questions about leasing by the month

What is the minimum lease?

Six months. Twelve months holds the better monthly rate — ask us for the figure on the residence you are looking at, and we confirm it in writing before you sign.

Is the maintenance fee included?

Yes. The complex fee is inside the rent, which is the line most people miss when comparing a condo lease with a house in Cancún. Electricity, water, gas, internet and housekeeping are billed monthly at cost, with no mark-up.

Are the apartments furnished?

Yes — furniture, linen, kitchen and in-unit laundry. You move in with a suitcase.

Do long term residents use the resort amenities?

Yes, exactly as owners do: private beach club, the five pools, the two roof tops, the gym, the yoga room, the kid's club and the sports courts, plus one parking space and the gate staffed 24 hours.

What do you need from me to sign?

Passport, proof of income or a bank reference, and one month deposit with the first month on signature. The lease is a standard Mexican contract, in English and Spanish, and there is no agency commission.

Can I lease now and switch apartments later?

Within the complex, yes, if another residence is free at the end of a term. We hold the deposit across the move.
